The basement and the ground floor are traditionally built from concrete. On top of this base 4 levels of prefabricated hotel rooms are placed, divided into two wings. The hotel contains 168 rooms, 132 of which are model "King", of 24 sqm each with a high finish, individual air conditioning and furniture items that come with a room of this luxury. The other 36 rooms also are prefabricated by Tempohousing but were 48 sqm suites specially designed for the project. Due to the safety situation in the southern part of Nigeria, Tempohousing had to withdraw its staff from the construction works and only monitors the project remotely.

The "King" model consists of 2 connected 45 ft long (13,5m) units that are united after shipping on the construction site and offer a square room of 5,5 by 4,5 meters. The central corridor is 2 meters wide. Above the room entrance an air conditioning units located to permit the guest to individually choose the room temperature. The bath room is fully tiled and equipped with a hanging toilet, granite sink top, large mirror and a luxurious bathtub. All prefabricated hotel rooms are now ready for shipment.
